A Must-Read for Every Real Estate Professional

In Not Today, Predator, veteran real estate agent and body language expert Kelly Simpson exposes common behaviors and patterns of predators, delivering critical Mastery skills you need to prevent being selected as the next potential victim

After studying hundreds of crimes against real estate professionals, several obvious issues surfaced that Kelly covers in Not Today, Predator:

  1. Real estate agents often fail to focus on prevention. Agents are reactive rather than proactive when it comes to their safety, and that is a far more dangerous position to take.
  1. Agents don’t take responsibility for their own safety. Too many agents assume someone else—usually their broker or association—is protecting them, which is not the case.
  2. Most of the crime committed against real estate agents could have been prevented if only the agent had a better understanding of the behavioral science of criminology, the prototype of criminals wishing us harm, the nature of the crimes most often committed against us, and how to conduct business in a safer manner.

Help for a Hazardous Occupation

Most people wouldn’t think of real estate as a dangerous profession. Yet the United States Department of Labor has listed real estate sales and leasing as a hazardous occupation. In one recent year, they recorded eighty-seven deaths. That doesn’t take into consideration other crimes committed against real estate agents, such as robberies, physical assaults, or sexual crimes. And there are many crimes that go unreported as a result of a victim’s fear or sense of embarrassment.

Predatory crimes against real estate professionals are a growing problem. Real estate professionals put themselves at risk every day—not on purpose, nor even accidentally. We assume the inherent risks while fulfilling our everyday job requirements.

Most safety experts agree that as long as we continue to work alone with the random public showing and selling homes, we are at risk and remain vulnerable. Showing and selling homes is how we make a living. That is literally the nature of our business! Yet, criminals see us as easy prey, and they use that very necessary way we conduct business against us.

To function at the bare minimum in this career, a real estate agent must take calculated risks every single day just to perform their duties. And because this business can be competitive, the desire to make a sale can lead to short-cutting safety procedures.

Attempts at improving agent safety have been largely ineffective through the years, mostly because we didn’t comprehend the magnitude of what was before us. While some tips, tricks, apps, and resources available to real estate agents may have been helpful tools in your safety toolbox at that time, they fell short of being truly effective in victim prevention.

In Not Today, Predator: What You Don’t Know Can Kill You, and the companion book, Kelly addresses these issues, and others, in depth so that by the end of the book, readers will have a much greater understanding of how to protect themselves from becoming a crime statistic while conducting business efficiently and doing the job that they love.
